NOTICE OF DEFAULT AND INTENTION TO SELL

NOTICE IS HEREBY GIVEN that on Monday, June 8, 2026, at or about 10:00 AM, the following real property will be sold and this statutory foreclosure sale will be held at the front door, inside the main entrance of the Pulaski County Courthouse, 401 West Markham, Little Rock, Arkansas, or the sale will be held in the place at said venue where foreclosure sales are customarily advertised and/or conducted, to the highest bidder for cash:
Lot 3 Block 5, Massie West Subdivision, in North Little Rock. Pulaski County, Arkansas,
LESS AND EXCEPT Part of Lot 4, Block 7, and part of Lot 3, Block 5, Massie West Subdivision of SE 1/4 SE 1/4 Section 15 and SW 1/4 SW 1/4 Section 14, Township 2 North, Range 12 West; Now in the City of North Little Rock, Pulaski County, Arkansas, more particularly described as beginning at a point 75 feet East of the Northwest corner of said Lot 4, Block 7; thence run South 99 feet; thence run East 75 feet; thence run North 100 feet, more or less to a point on the North line of said Lot 3, Block 5; thence run West to the line common to Lot 3, Block 5 and Lot 4 of Block 7; thence run in a Southwesterly direction along said common line 8 feet to the Northeast corner of Lot 4 of Block 7; thence run West 25 feet to the point of beginning. (Said tract being located wholly within the SE1/4 of SE1/4 of Section 15, Township 2 North, Range 12 West)

Part of Lot 3, Block 5, Massie-West Subdivision of the SE 1/4 SE 1/4, Section 15 and the SW 1/4 SW 1/4, Section 14, Township 2 North, Range 12 West in the City of North Little Rock, Pulaski County, Arkansas, more particularly described as: Beginning at a point 196.8 feet West of the Southeast corner of said Lot 3, Block 5, thence West along the South line of said Lot 3, Block 5, 102 feet; thence North 100 feet, more or less, to the North Line of said Lot 3, Block 5; thence East along North line of said Lot 3, Block 5, 174 feet; thence in a Southwesterly direction 121 feet, more or less to the point of beginning.
More Commonly Known As: 4923 Camp Robinson, North Little Rock, AR 72118.
On June 13, 2023, Chase Aaron Greenwood and Natalie Greenwood, executed a security instrument in favor of Mortgage Electronic Registration Systems, Inc. (“MERS”) solely as nominee for AmCap Mortgage, Ltd. its successors and assigns, which was recorded on June 13, 2023, as Instrument No. 2023030705 in the real estate records of Pulaski County, Arkansas and is now held by Planet Home Lending, LLC.
The default for which foreclosure is made is due to the failure of payment per the terms of the note and security instrument and is now wholly due. Mortgagee or Beneficiary is exercising its power of sale under Ark. Code Ann. Section 18-50-115 and such has directed Mickel Law Firm, P.A., as its Attorney-in-Fact or Trustee, to sell the property to satisfy said indebtedness. This sale is subject to all matters shown on any applicable recorded plat or bill(s) of assurance; any restrictive covenants, easements, set back lines or encroachments; any unpaid and/or delinquent taxes or special assessments; any statutory redemption rights of any governmental entity; any prior liens or encumbrances as well as any priority created by a UCC or fixture filing; and, to any matter that an accurate survey of the property might disclose.
