IN THE CIRCUIT COURT OF BENTON COUNTY, ARKANSAS COMMISSIONER’S SALE NOTICE
NOTICE IS HEREBY GIVEN, that pursuant to the authority and directions contained in the Judgment and Decree of Foreclosure of the Circuit Court of Benton County, made and entered on the 22nd day of January 2026, in a certain cause (No. 04CV-25-4926) then pending therein between Arvest Bank vs. Auto Maintenance and Jeffery A. Young, the undersigned, Brenda DeShields, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, on the 2nd floor lobby of the Benton County Courthouse, 102 N.E. A Street, Bentonville, Benton County, Arkansas, within the hours prescribed by law for judicial sales, on the 11th day of June 2026, at 10:15 a.m., the following described real estate, situated in Benton County Arkansas, to wit:

PART OF THE SE 1/4 OF THE NE 1/4 OF SECTION 11, TOWNSHIP 19 NORTH, RANGE 30 WEST, BENTON COUNTY, ARKANSAS, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT WHICH IS 48 RODS WEST AND 185 FEET NORTH OF THE SE CORNER OF SAID 40 ACRE TRACT; THENCE RUNNING NORTH 100 FEET; THENCE RUNNING WEST 100 FEET; THENCE RUNNING SOUTH 100 FEET; THENCE RUNNING EAST 100 FEET TO THE POINT OF BEGINNING.

PART OF THE SE 1/4 OF THE NE 1/4 OF SECTION 11, TOWNSHIP 19 NORTH, RANGE 30 WEST, BENTON COUNTY, ARKANSAS, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT WHICH IS 48 RODS (792 FEET) WEST AND N 00°21’38” W 285.0 FEET FROM THE SE CORNER OF SAID 40 ACRE TRACT; THENCE N 89°59’15” W 100.0 FEET; THENCE N 00°21’38” W 90.0 FEET; THENCE S 89°59’15” E 100.0 FEET; THENCE S 00°21’38” E 90.0 FEET TO THE POINT OF BEGINNING.
Purchaser will be required to pay full amount of bid the day of sale or ten percent down with remaining balance due in three months bearing interest from the date of sale.
Purchaser will also be required to give bond with approved security to secure payment of the purchase price and a lien shall be retained on property to further secure purchase price the day of the sale.
Additionally, buyer is responsible for payment of the recording fee and a revenue stamp fee of $3.30 per thousand on the day of sale.
