NOTICE IS HEREBY GIVEN that on Wednesday, July 1, 2026, at or about 1:00 PM, the following real property will be sold and this statutory foreclosure sale will be held at the front door, inside the main entrance of the Jefferson County Courthouse, 101 W. Barraque St., Pine Bluff, Arkansas, or the sale will be held in the place at said venue where foreclosure sales are customarily advertised and/or conducted, to the highest bidder for cash:
Part of the Northwest Quarter (NW1/4) of the Northeast Quarter (NE1/4) and the Northeast Quarter (NE1/4) of the Northwest Quarter (NW1/4) of Section 35, Township 6 South, Range 10 West of the 5th P.M., more particularly described as follows:
Commencing at the Southeast corner of the Northeast Quarter (NE1/4) of the Northwest Quarter (NW1/4) of said Section 35, thence run West along the South line of the said Northeast Quarter (NE1/4) of the Northwest Quarter (NW1/4) of Section 35, 427 feet to a point on the Southeast right of way line of U.S. Highway 79; thence run North 20 degrees 20 minutes East along said right of way line 293.5 feet to the point of beginning; thence continue North 20 degrees 20 minutes East 208.7 feet to a point; thence South 70 degrees 10 minutes East 313 feet; thence South 20 degrees 20 minutes West 208.7 feet; thence North 70 degrees 10 minutes West 313 feet to the point of beginning.
More Commonly Known As: 6501 Hwy 79 South, Pine Bluff, AR 71603.
On November 28, 2016, Raymond Dyer Epnett and Rhonda Helen Gareau Shelby Epnett, executed a security instrument in favor of Mortgage Electronic Registration Systems, Inc. (“MERS”) solely as nominee for Bankers Mortgage Center, Inc. its successors and assigns, which was recorded on December 5, 2016, in Record Book 1426 at Page 683 in the real estate records of Jefferson County, Arkansas and is now held by NewRez LLC d/b/a Shellpoint Mortgage Servicing.
The default for which foreclosure is made is due to the failure of payment per the terms of the note and security instrument and is now wholly due. Mortgagee or Beneficiary is exercising its power of sale under Ark. Code Ann. Section 18-50-115 and such has directed Mickel Law Firm, P.A., as its Attorney-in-Fact or Trustee, to sell the property to satisfy said indebtedness.
