NOTICE IS HEREBY GIVEN, that pursuant to the author¬ity and directions contained in the Consent Decree of Foreclosure made and entered by the Circuit Court of Jefferson County on the 8th day of July, 2025, in a certain cause pending therein between Hillcrest Investors, Inc., Plaintiff, and James Trice, M.D., P.A.; United States of America Acting Through the Internal Revenue Service; Barksdale Federal Credit Union, as successor in interest to Homebank of Arkansas; and The State of Arkansas Acting Through the Division of Workforce Services, Defendants, the undersigned, as Commis¬sioner of said Court, will offer for sale at public venue to the highest bidder, at the Jefferson County Courthouse, located at 101 E. Barraque Street in Pine Bluff, Arkansas, 71601, within the hours pre¬scribed by law for judi¬cial sales on Tuesday, August 25, 2026 at 12:00 p.m., real property and improvements located at 7005 S. Hazel Street in Pine Bluff, Arkansas, 71603 and more particularly described as follows:
COMMENCE AT THE SOUTHWEST CORNER OF THE NORTHWEST QUARTER (NW 1/4) OF THE SOUTHWEST QUARTER (SW 1/4) OF SECTION 33, TOWNSHIP 6 SOUTH, RANGE 9 WEST OF THE 5TH P. M., IN JEFFERSON COUNTY, ARKANSAS, THENCE NORTH 89 DEGREES 16 MINUTES 53 SECONDS EAST 40 FEET; THENCE SOUTH 00 DEGREES 47 MINUTES 26 SECONDS EAST 140 FEET TO THE POINT OF BEGINNING; THENCE NORTH 89 DEGREES 16 MINUTES 57 SECONDS EAST 561.27 FEET; THENCE SOUTH 00 DEGREES 45 MINUTES 47 SECONDS EAST 300.0 FEET; THENCE SOUTH 89 DEGREES 16 MINUTES 57 SECONDS WEST 561.12 FEET; THENCE NORTH 00 DEGREES 47 MINUTES 33 SECONDS WEST 300.0 FEET TO THE POINT OF BEGINNING.
TERMS OF SALE: On a credit of three months, provided the pur¬chaser shall execute a surety bond as required by law and the Consent Decree of Foreclosure of said Court in said cause, with approved security, bearing interest at the maximum lawful rate from the date of sale until paid in full, and a lien being retained by Plaintiff on the real property to secure payment of the purchase amount. The property will be sold subject to any property taxes due and payable.
