SALE NOTICE
NOTICE IS HEREBY GIVEN that pursuant to the authority and directions contained in the decretal order of the Circuit Court of Sharp County, Arkansas, made and entered on or about the 15th day of May, 2026, in a certain cause (No. 68CV-25-129), then pending between Centennial Bank, Plaintiff, and Tracy Morris, et al., Defendants, the undersigned, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, at the Sharp County Courthouse located at 718 Ash Flat Drive, Ash Flat, Arkansas, within the hours prescribed by law for judicial sales, on the 18th day ofJune, 2026, at 10:00 a.m., the following described real property and improvements having the common address of 36 Peace Valley Road, Ash Flat, Arkansas 72513, being more accurately described as follows:
Part of the Southeast Quarter of the Southwest Quarter of Section I0, Township 18 North, Range 6 West, described as follows: Commencing at the Northeast corner of said Northeast Quarter of the Southwest Quarter, thence South O degrees 19 minutes 14 seconds West 1,173.65 feet to fence corner, being the.Point of Beginning; thence North 88 degrees 26 minutes 28 seconds West128.44 feet to a fence corner; thence along a Northerly right of way of Peace Valley Road; thence following North side of Peace Valley Road; thence following the North side of said road South 57 degrees 30 minutes East to where the road intersects the forty line; thence North along the forty line to the Point of Beginning.
TERMS OF SALE: On a credit of three months, with ten (10%) of the purchase price paid on the date of sale, provided the purchaser shall execute a commercial corporate surety bond as required by law and the order and decree of said Court in said cause, with approved security, bearing interest at the maximum legal rate per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money. The property will be sold as-is, where-is, with all faults, and subject to any and all property taxes due and payable.
This sale is made subject to anyand all stipulations made in the decretal Order filed of record on the 15th day of May, 2026. The Commissioner does not warrant title, boundary lines, taxes and or improvements, if any, on the above listed tract of property in Sharp County, Arkansas.
