On June 29, 2026, an Affidavit for Collection of Small Estate was filed with respect to the estate of Rodney Paul Grotts deceased, with the clerk of the probate division of the Circuit Court of Benton County, Arkansas, pursuant to Ark. Code Ann. § 28-41-101.
The legal description of the real estate listed in the Affidavit is as follows:
Part of the SW/4 of the SW/4 of Section 17, Township 20 North, Range 31 West of the Fifth Principal Meridian, Benton County Arkansas and being more particularly described as commencing at a found stone for the NW corner of said SW/4 of the SW/4; Thence South 87°39’49” East a distance of 707.56 feet to a set 1/2” rebar pin for the POINT OF BEGINNING; Thence South 87°39’49” East a distance of 176.89 feet to a found pipe; Thence South 02°18’09” West a distance of 1,321.63 feet; Thence North 87°44’22” West a distance of 177.13 feet; Thence North 02°18’46” East a distance of 1,321.86 feet to the point of beginning, containing 5.37 acres, more or less, Subject to any easements recorded or unrecorded.
All persons having claims against the estate shall exhibit them, properly verified, within three (3) months from the date of first publication of this notice or they shall be forever barred and precluded from any benefit in the estate.
