NOTICE IS HEREBY GIVEN that on Wednesday, September 02, 2026, at or about 12:00 PM, the following real property will be sold and this statutory foreclosure sale will be held at the front door, inside the main entrance of the Garland County Courthouse, 501 Ouachita, Hot Springs, Arkansas, or the sale will be held in the place at said venue where foreclosure sales are customarily advertised and/or conducted, to the highest bidder for cash:
Part of the NW1/4 SW1/4, Section 21, Township 3 South, Range 18 West, described as follows: Commence at the NW corner of said NW1/4 SW1/4, (being a found iron in west side of road) and run South 04 deg. 56 min. 40 sec. East, on the West line of said NW1/4 SW1/4, for 264.16 feet to a found 1/2-inch pipe for the Point of Beginning; thence South 06 deg. 37 min. 11 sec. East, 131.59 feet to a set rebar; thence South 88 deg. 00 min. 33 sec. East, 152.04 feet to a set rebar on West side of Hideaway Hills; thence North 09 deg. 52 min. 24 sec. East, along said West side of road 90.49 feet; thence on a curve (being subtended by a chord which bears North 00 deg. 47 min. 38 sec. East 41.95 feet); thence Northerly along said curve, 42.01 feet to a found 1/2-inch rebar on West side of Hideaway Hills; thence North 88 deg. 28 min. 05 sec. West, 183.28 feet to the Point of Beginning. Containing 0.51 acres, more or less.
More Commonly Known As: 148 Hideaway Hills Dr., Hot Springs, AR 71901-8850.
On July 28, 2023, Adrianna Faith Rios Wallace and Michael Wallace, executed a security instrument in favor of Mortgage Electronic Registration Systems, Inc. (“MERS”) solely as nominee for FirstTrust Home Loans, Inc. its successors and assigns, which was recorded on August 2, 2023, in Record Book 4575 at Page 0164 in the real estate records of Garland County, Arkansas and is now held by Planet Home Lending, LLC.
The default for which foreclosure is made is due to the failure of payment per the terms of the note and security instrument and is now wholly due. Mortgagee or Beneficiary is exercising its power of sale under Ark. Code Ann. Section 18-50-115 and such has directed Mickel Law Firm, P.A., as its Attorney-in-Fact or Trustee, to sell the property to satisfy said indebtedness.
