NOTICE IS HEREBY GIVEN that pursuant to the authority and directions contained in the decretal order of the Circuit Court of Clay County (Piggott), Arkansas, made and entered on May 13, 2026, in a certain cause (No. 11PCV-25-35) then pending between Wells Fargo Bank, N.A., Plaintiff, and David J Mansfield et al., Defendant(s), the undersigned, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, at the Clay County Circuit Court, in which said Court is held, within the hours prescribed by law for judicial sales, on August 25, 2026, at 10:00 AM, the following described real estate, situated in Clay County, Arkansas:
A PART OF THE SOUTHWEST QUARTER OF THE NORTHWEST QUARTER (SW 1/4 NW 1/4) OF SECTION 30, TOWNSHIP 21 NORTH, RANGE 8 EAST OF THE FIFTH PRINCIPAL MERIDIAN, CLAY COUNTY, ARKANSAS, AND BEING FURTHER DESCRIBED AS FOLLOWS: BEGINNING AT A POINT THAT LIES NORTH 89 DEGREES 17 FEET 01 MINUTES EAST, 27.02 FEET FROM THE NORTHWEST (NW) CORNER OF THE SAID SW 1/4 NW 1/4, AND RUN THENCE NORTH 89 DEGREES 17 FEET 01 MINUTES EAST, 705.00 FEET; THENCE SOUTH 00 DEGREES 08 FEET 22 MINUTES WEST, 695.00 FEET; THENCE SOUTH 89 DEGREES 17 FEET 01 MINUTES WEST, 212.00 FEET; THENCE NORTH 23 DEGREES 31 FEET 01 MINUTES WEST, 502.25 FEET; THENCE SOUTH 89 DEGREES 17 FEET 01 MINUTES WEST, 288.00 FEET; THENCE NORTH 00 DEGREES 42 FEET 59 WEST, 231.00 FEET TO THE POINT OF BEGINNING, SUBJECT TO EASEMENTS OF RECORD, IF ANY.
The property is more commonly known as 2762 CR 461, Pollard, AR 72456-8158.
TERMS OF SALE: On a credit of three months, provided the purchaser shall execute a commercial corporate surety bond as required by law and the order and decree of said Court in said cause. Purchaser shall pay 10% of the total purchase price on the day of the sale with the remaining balancing bearing interest at a rate of 10% per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money.
The property will be sold subject to any and all property taxes due and payable. This sale is made subject to any and all stipulations made in the decretal Order filed or record on May 13, 2026. The Commissioner does not warrant title, boundary lines, taxes and or improvements, if any, on this property in Clay County, Arkansas.
