NOTICE IS HEREBY GIVEN that pursuant to the authority and directions contained in the decretal order of the Circuit Court of Saint Francis County, Arkansas, made and entered on July 10, 2026, in a certain cause (No. 62CV-25-357) then pending between U.S. Bank National Association, Plaintiff, and Vyre Smith et al., Defendant(s), the undersigned, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, at the Saint Francis County Circuit Court, in which said Court is held, within the hours prescribed by law for judicial sales, on October 20, 2026, at 10:00 AM, the following described real estate, situated in SAINT FRANCIS County, Arkansas:

CHRISTIAN SUBDIVISION AND RE-ADJUSTMENT OF LOTS ONE (1) TO SEVEN (7), INCLUSIVE, IN BLOCK SEVENTY-NINE (79), AS RECORDED IN CITY PLAT BOOK AT PAGE 26 OF THE RECORDS OF ST. FRANCIS COUNTY, ARKANSAS, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT ON THE WEST EDGE OF THE SIDEWALK ON THE WEST SIDE OF NORTH DIVISION STREET IN THE CITY OF FORREST CITY, SAID POINT BEING 510.3 FEET NORTH FROM THE CENTER OF SECTION 28 IN T5N, R3E, AS ESTABLISHED BY W. TO A POINT; THENCE S89 DEGREES 14’W 246.5 FEET TO A POINT; THENCE N 0 DEGREES 38’W 164.3 FEET TO A POINT ON THE SOUTH LINE OF FLETCHER ADDITION; THENCE S89 DEGREES 57’W 190 FEET TO A POINT ON THE EAST LINE OF VACCARO’S FIRST ADDITION, SAID POINT BEING IN SPRING CREEK; THENCE S 0 DEGREES 38’E ALONG THE EAST LINE OF VACCARO’S FIRST ADDITION, 232 FEET TO A POINT; THENCE N89 DEGREES 56’E 436.5 FEET TO THE POINT OF BEGINNING.
The property is more commonly known as 913 N DIVISION ST, FORREST CITY, AR 72335.
TERMS OF SALE: On a credit of three months, provided the purchaser shall execute a commercial corporate surety bond as required by law and the order and decree of said Court in said cause. Purchaser shall pay 10% of the total purchase price on the day of the sale with the remaining balancing bearing interest at a rate of 10% per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money.
The property will be sold subject to any and all property taxes due and payable. This sale is made subject to any and all stipulations made in the decretal Order filed or record on July 10, 2026. The Commissioner does not warrant title, boundary lines, taxes and or improvements, if any, on this property in SAINT FRANCIS County, Arkansas.
