NOTICE IS HEREBY GIVEN that pursuant to the authority and directions contained in the decretal order of the Circuit Court of Mississippi (Blytheville-Chickasawba) County, Arkansas, made and entered on June 24, 2026, in a certain cause (No. 47BCV-25-605) then pending between Arvest Bank, Plaintiff, and Alexandrea Guerrant, et al., Defendants, the undersigned, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, at the Mississippi (Blytheville-Chickasawba) County Courthouse in which said Court is held, located in Blytheville, Arkansas, within the hours prescribed by law for judicial sales, on September 24, 2026 at 10:00 AM, the following-described real estate, situated in Mississippi (Blytheville-Chickasawba) County, Arkansas:
All that part of the Southwest Quarter of the Northeast Quarter of Section 26, Township 14 North, Range 9 East, Mississippi County, Arkansas being more particularly described as follows: Beginning at a found pk nail accepted as the Northwest corner of the Southwest Quarter of the Northeast Quarter of Section 26 aforesaid, thence North 89 degrees 38 minutes 14 seconds East along the North line thereof for 200.00 feet to a point for corner; thence South 00 degrees 20 minutes 07 seconds East for 200.00 feet to a point for corner; thence South 89 degrees 38 minutes 14 seconds West for 200.00 feet to a point for corner in North County Road 359; thence North 00 degrees 20 minutes 07 seconds West along said road for 200.00 feet to the point of beginning, containing 0.918 acres of land, more or less, subject to right-of-way for North County Road 359 as shown hereon.

TERMS OF SALE: On a credit of three months, provided the purchaser shall execute a commercial corporate surety bond as required by law and the order and decree of said Court in said cause, with approved security, bearing interest at the maximum legal rate per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money. The property will be sold subject to any and all property taxes due and payable.
