NOTICE IS HEREBY GIVEN that pursuant to the authority and directions contained in the decretal order of the Circuit Court of Ouachita County, Arkansas, made and entered on April 17, 2026, in a certain cause (No. 52CV-25-179) then pending between Freedom Mortgage Corporation, Plaintiff, and Tanayia Young, et al., Defendants, the undersigned, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, at the Ouachita County Courthouse in which said Court is held, located in Camden, Arkansas, within the hours prescribed by law for judicial sales, on October 27, 2026 at 10:00 AM, the following-described real estate, situated in Ouachita County, Arkansas:
ALL THAT CERTAIN LOT OR PARCEL OF LAND SITUATE IN THE COUNTY OF OUACHITA, STATE OF ARKANSAS, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
TRACT 1: A PORTION OF THE NORTHWEST QUARTER (NW 1/4) OF THE SOUTHEAST QUARTER (SE 1/4) OF SECTION 32, TOWNSHIP 12 SOUTH, RANGE 16 WEST, DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHWEST CORNER(SWC) OF THE SAID NW 1/4 SE 1/4 RUN NORTH ALONG THE WEST LINE OF SAID QUARTER SECTION 5 CHAINS AND 17 LINKS TO THE POINT OF BEGINNING FOR THE LAND DESCRIBED HEREIN; THENCE EAST 7 CHAINS 12 LINKS; THENCE WORTH 1 CHAIN 6 LINKS; THENCE WEST 7 CHAINS 12 LINKS; THENCE SOUTH 1 CHAIN 6 LINKS TO THE POINT OF BEGINNING, SITUATE IN THE COUNTY OF OUACHITA, STATE OF ARKANSAS.

TERMS OF SALE: On a credit of three months, provided the purchaser shall execute a commercial corporate surety bond as required by law and the order and decree of said Court in said cause, with approved security, bearing interest at the maximum legal rate per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money. The property will be sold subject to any and all property taxes due and payable.
